Lag in CS:S Source

When i started to play, it worked great. No problems with lag/connections/bugs.
So i started to play for like 5 minutes, then some lag spikes happened for like 20 seconds, then the game was working normally again. I tought it wasn't important, because it became normal again, but in 2-3 minutes it happened again.
The thing is that is not my PC/Internet connection.
It's some error from the game. The game works with normal FPS for like 5 minutes, then it goes with 10 FPS for like 20 seconds, and it works normal again, and then after 2-3 minutes it works again with 10 FPS.... then it goes back to normal and this happens all the time.
The point is that i can't play normal, because these lag spikes keep following me even when i'm playing with bots.
So it's like:
5 Minutes - Normal Playing; 20 seconds - lag problem; then it turn normal again, for 5 minutes, then 20 sec lag spikes again...
Does anybody of u know how to solve this problem?

If it is in his PC then how come the game works normally for 5 minutes. Then lag. Then normal? Is the computer gaining power every now and then or is it losing speed every now and then? Why doesn't it lag constantly? Or run smoothly constantly? Or something in between?5 Minutes - Normal Playing; 20 seconds - lag problem; then it turn normal again, for 5 minutes, then 20 sec lag spikes again...

I had the same problem with lag/freeze for a like 30 seconds. Well probably your operation system is windows 7 , right? Well its a protocol problem from your system. Try this , I hope it helps :
1.) While in game , minimize the game and start "Task Manager" or Ctrl+Alt+Del
2.) After the window pops up , go to "Processes"/in the upper part of the window/. Find "hl.exe" --> right-click on it ---> then choose "Set priority"-->"High". Don't choose "Realtime" because this could increase your latency.
Try it and tell me if it worked.

check background applications and close unneeded ones.
look at Black Viper's page and adjust your windows services configurations according to your needs .

anyway, you could try removing the dust from every fan you see inside your pc, especially the CPU fan and the Graphics card's fan (if it still there ;P) and check again for lags.
you could then try overclocking your CPU.... put the IOH voltage at bios at maximum (just ignore the warnings)..save settings - that should really be it.. you should now HAVE to buy a new pc.
It will be a salvation for your motherboard if you just let it rest in peace, believe me she cant take it anymore..

I will try _OrioN's answer and i will tell you guys if it worked or not.
Btw, when i'm playing at 1280x960 resolution, at high details, it works with 30 FPS, then, when the laggy part comes, it turns to 2~60 FPS. Its like 1 sec with 2 FPS, next sec with 45 FPS, next sec with 2 FPS again, next 50 FPS, and this happens again and again for like 30 seconds - 1 minute. Then it turns to 30 FPS (constant, it doesn't change); at 30 FPS the game works great, no lag problem at all, the game works very smooth.
If i change the resolution at 800x600 and turn at medium quality, it works with 60 FPS. But it's nasty, everything is very big, bad quality, etc. So i still want to play at 1280x960, even at 1024x760.

comp related:
- remove K-Lite codec pack if you have installed (recommended by Valve), and for watching pr0n use any stand alone player with integrated codecs (MPC-HC or VLC).
- update motherboard drivers (chipset, sound, network adapter)
- update gayforce graphic drivers
- override directX after updating graphic drivers
- disable page file
- defrag all hard disks
- enable page file and make it fixed size 2048MB (same for initial and maximum size)
game related:
- add "-threads 2" command line switch to the counter strike source launch options

I checked the Priority in Task Manager, and it was Below Normal, and after i changed it to High, the game wasn't working anymore... Do you know if i could set somehow the game to turn on High Priority by itself?
u should edit CSS shortcut Target edit control to look something like this:
cmd.exe /c start "CSS" /high "C:\Program Files\CSS OB\hl2.exe" -game cstrike
and change the hl2.exe path.
